30" x 96" BA-L-50TB Thermally Broken Service Stair Roof Hatch – Aluminum
Accessing rooftop equipment via service stairs should be straightforward, but countless facility managers deal with heavy, outdated roof hatches that turn routine maintenance into a two-person job.
These problematic hatches require excessive force to open, let heat pass right through, and create condensation damage. When your building has dedicated service stairs leading to the roof, the last thing you need is a hatch that makes frequent rooftop access a struggle.
Here's where the 30" x 96" BA-L-50TB Thermally Broken Service Stair Roof Hatch – Aluminum can help. Its counter-balanced design opens smoothly with one hand, while advanced thermal break technology prevents energy loss and condensation buildup.
The compression spring operators provide controlled movement when you open and close the hatch, and the automatic hold-open feature keeps the cover securely locked in position while you work. It’s the smart choice for buildings where rooftop access is frequent and energy efficiency matters.
Do you need a roof hatch built exactly to your specifications? Get your custom roof hatch quote, and let us deliver a solution that perfectly fits your service stair dimensions and performance requirements.
Why Should You Use the 30" x 96" BA-L-50TB?
Effortless One-Hand Operation: The counter-balanced design with compression spring operators means no more struggling with heavy covers or needing a second person. The hatch opens smoothly and stays exactly where you position it, making rooftop access safe and convenient for maintenance teams of any size.
Superior Energy Efficiency: Thermally broken aluminum construction prevents heat transfer between interior and exterior surfaces, while 3" of polyisocyanurate insulation provides an impressive R-20.3 value. This means lower energy bills and no more dealing with condensation problems that can damage ceilings and create mold issues.
Heavy-Duty Construction: Constructed from 11-gauge aluminum with reinforced members, this hatch supports 40 psf live loads and withstands 20 psf wind uplift. The fully welded corner joints and heavy-duty hardware maintain solid performance even in harsh weather conditions and high-traffic applications.
Weather-Tight Protection: Heavy extruded EPDM rubber gaskets create a continuous seal when compressed, while the fully gasketed and insulated design keeps moisture, wind, and temperature extremes where they belong – outside your building.
Secure Access: The two-point spring latch system with interior and exterior handles provides reliable security for service stair areas. Meanwhile, the padlock hasps offer additional protection for sensitive rooftop equipment access points.
